Don't Be Hosed!

The first Freeze is just around the corner! It's very important that you un-hook your water hose from the spigot!  If the hose is not removed, it can freeze and bust and cause major problems and leaks! This can be a very costly problem that is easily avoided by simply un-hooking your water hose.

Burglar Proof your Garage

Treat any door to your garage like an external door, which means making sure it has a good dead bolt on it. Burglars will scour neighborhoods with common brands of remote openers, looking for garage doors that will open. Change your garage-door opener code. New openers come with factory-set codes that are meant to be changed, but many people neglect to do so. Keep your car locked with the alarm on, even in your garage, and consider additional anti-theft devices such as The Club or any device that allows you to track your vehicle through a GPS system. Use a large key lockbox in the garage for storing rarely used car keys. Make sure garage lights can be turned on from inside the house so you never have to walk into a dark garage.

Inviting Yard is Profitable

Choose your landscaping project carefully. The value of landscaping is directly related to its permanence, yielding up to a 200% return on your investment. Some landscaping ideas to keep in mind:

Trees add the most value followed by flowering shrubs. Plants that need to be replanted every year or require excessive care and pruning hold the least value.

Keep your design unified and proportional to the size of your yard. An overpowering landscape may be attractive for a city park, but a turn-off to prospective buyers.

Cover the difficult areas. Bark chips, mulch and crushed rock are good solutions for the areas of the yard where its difficult to grow or mow the grass.

10 Reasons to Avoid Foreclosure

1. The client will always have to disclose that they have had a foreclosure on any mortgage application and many job applications they submit in the future and this can have an adverse affect on your future mortgage rates. This is the only credit item that is asked specifically and does not rely on what is on an individuals' credit report.

2. Credit scores will be lowered by 300+ points and a foreclosure is the most devastating credit issue you can have in relation to future credit availability.

3. A foreclosure is the one credit report item that is almost impossible to have repaired.

4. Your lender can seek a deficiency judgment against you and collect for any amount they do not recuperate at bank sale.

5. Many employers run credit checks on prospective employees and foreclosure is one of the top  items that will put a potential new hire in jeopardy.

6. Many current employers run credit checks and a foreclosure can put a current position in jeopardy

7. Security clearances and government positions including but not limited to military and law enforcement can be jeopardized by a foreclosure.

8. The client may be responsible for any deficiencies after foreclosure for an intermediate. Period of time depending on the state you live in; this can land a homeowner in never ending collections.

Certified Distressed Property Institute

$7,500 Tax Credit to First Time Home Buyers

First Time Home Buyers Receive a $7,500 tax credit for the purchase of any home on or after April 9th 2008 and before July 1, 2009

Tax Credit is Refundable so if you pay less than $7,500 in federal income taxes, then the government will write you a check for the difference

All homes qualify, single-family, town homes, condominium apartments providing the home will be used as a principal residence and the buyer has not owned a home in the prior three years.

Unintentional neglects are real sales stoppers. 

Sometimes, after spending many comforting years in their homes, sentimental and subjective sellers overlook potential home sale stoppers. Points of neglect by the seller, such as stains on the ceilings, drains that run slowly or walls which show signs of pipe leaks, are all red flags to buyers. The seller who have lived with these malfunctions can let their emotional attachment overshadow their practical judgment. Beware! Savings on Home Energy Costs

According to the Department of Energy, electricity for heating and cooling cost the average family $1,500 per year.  That cost is expected to climb to  $1,640 during the next five years fueling families to consider "zero-energy homes", a highly energy -efficient design meant to produce as much electricity as it uses.  The Federal Energy Policy Act provides a tax credit of up to 30 percent of the system's cost (to a maximum of $2,000) when purchasing a new home with solar equipment. The credit is part of a nationwide initiative to reduce home energy consumption 70 percent by year 2020
