Is NOW a good time to buy?

The consistent volatility from the U.S. economy causes concerns for homebuyers across the nation.  However, there have been a few important variables they have stabilized in the real estate market, which would be beneficial for investors or homebuyers to know.  While it is not certain what’s to happen next with our economy, here are some suggestions that may be useful when deciding if it is a good time to buy.

  • According to Zillow’s Real Estate Market Report, price reductions have fell at a slower rate, closing in at 4%, between the first and second quarter of this year.  Closing in at only 0.4%, this decline in price reductions is the smallest change in more than four years.

 

  • At 4%, interest rates are at historically low levels for the near future, which supports more affordable home purchases. 

 

  • According to Trulia’s recent rent vs. Buy Index, buying a home at a median list price was actually cheaper than renting the median two-bedroom apartment unit in 74% of the major U.S. cities.

 

  • With rental prices rising, buying is an appealing and logical option for homebuyers with enough money saved for a down payment.

How about those Razorbacks?!  I don’t want to sound superstitious or anything, but I would like to think that our pre-game tailgate this past Friday had a huge impact on the outcome of the game.  With such a great turnout, it was impossible to avoid the Hog Fever at McNaughton Real Estate.  Hamburgers, hotdogs, potato salad, cookie cake, brownies, and sweet tea as far as the eye could see!

“It was good to say the least,” smirked Mrs. Bobbie to me since I was absent due to having my wisdom teeth removed.  What a bummer!

In fact, I heard that everyone had such a good time that Terri decided to make this an annual event.  Talk about adding insult to injury. 

And to rub it in even more, I heard that I didn't even win the two free tickets out of pity.  Instead, congratulations to Megan Watts-Pazdera for winning the 1st Annual McNaughton Razorback Tailgate Free Tickets!

Let me tell you.  Nothing brightens my day more than hearing how great of a time all my co-workers and their clients had this past weekend while I try to keep these two ice packs on my face.  Stupid wisdom teeth…

Golfing and Shopping in NWA

Ask anybody who has been through it.  Shopping for a home consumes a lot of time when you try to please everyone in the household.  Shopping for me in general, rather it’s for clothes or groceries, is too much of a hassle for me.  I blame it on the Y chromosome.  I see what I like, go to the store, grab it, and leave.  Show me something I like; I’ll buy it.  Done. 

Ladies are a little bit different.  I can skip my exercise for the day if I plan on going to the mall with a girl.  I literary put on a jogging suit, do my stretches, and fill my water bottle before facing this marathon women like to call “shopping.”  Even then, you’ll find me slumping in a chair in Warren’s Shoes trying to catch a second wind.  

“Where is this going, Tyler?”  Ladies, do you want to shorten the decision making process with your husband?  Tell him there’s a golf course near.  Boom!  He’s sold.  You’re welcome.

2011 School Performance in NWA

Who are we kidding?  You and I both know the number of bedrooms and bathrooms entice buyers into purchasing a new home.  It doesn’t hurt to have a pool either.  Regardless, many parents are curious in the school districts that Northwest Arkansas offers.  Some parents prefer schools that are high in demand, the most talked about ones; however, others prefer smaller schools, which usually indicate a better teacher-student ratio.  A useful indicator of school size and measurement of demand for a public school can be determined by the enrollment size.  Then again, some parents may only care about the educational statistics for each school (i.e. literacy rate, average ACT scores, etc.)  Northwest Arkansas Now released the 2011 enrollment for public schools in Bentonville, Fayetteville, Rogers, and Springdale.  In addition, the Northwest Arkansas school report cards were included.  Check out the links below to help you decide which school you would like your children to attend.

Brad Paisley Burning a Razorback Doormat

Arkansans, prepare yourselves for this!  Country music artist Brad Paisley was caught on video burning an University of Arkansas doormat.  Although it was a simple act of retaliation towards a band called Eden’s Edge for burning a West Virginia doormat, Arkansans have shown little amusement over this battle of rugs.  Check out this YouTube video, and let us know what you think!

The Feeling of Home is as Sweet as Mockingbird Pie

How does a place feel like home?  Is it the warm, inviting colors that conjure a friendly greeting?  Can it be the residents inside who provide hospitality out of the kindness of their hearts?  During the summer of my daycare days, the feeling of home overwhelmed me whenever I saw my dad’s black Toyota pick-up.  I knew there would be a 3 Musketeers bar elevated on the pullout cup holders directly under the A/C vent with my name on it.  In high school, it wasn’t “home” until my completely muddy dog Dixie pounced on me within two seconds before my girlfriend came over.  Later in college, the feeling of home didn’t transpire until 50 frat guys hackled me from our balcony as I walked back from class.  Whatever the case may be, there’s some alluring reason that can make a building feel like home.

A few years ago, my mom and uncle went on a trip to Colorado Springs.  Along their journey, they decided to take a break in a small town in the Northeast area of New Mexico.  This duo has a soft spot when it comes to small coffee/antique stores.  Luckily, they caught a glimpse of a sign advertising their kryptonite.  Without thinking, they immediately took the block and parked into the back lot of the store.  “This store definitely felt like home,” my mom later explained to me.

As they walked around the tiny store, they glanced at the small display of antiques.  The nervous elderly store clerk watched without greeting them.  She was obviously not the best salesperson in the world.  Rather disappointed at the trinkets, my mom asked if the clerk had any pie.  The clerk cocked her head and told my mom that she had some mockingbird pie in the freezer.  My mom and uncle both get excited about the pie.  Before the clerk leaved, my uncle questioned the clerk about the sitting arrangement or the lack there of.  The clerk said that she would take care of it. 

A few minutes passed and finally the elder clerk came shuffling towards my mom and uncle with a heavy load of chairs, a table, and mockingbird pie.  They rushed over to help the over-burdened clerk.  After assisting with the preparation of the dining table, my uncle asked if any coffee was made.  The clerk shook her head.  Feeling a little perturbed at this point, they both settled for water.  After being done with their meal, they patiently waited for their ticket.  Finally, they asked the clerk how much they owed her.  The elder clerk told them not to worry about it.  Maybe it was her poor service or her nervousness that prevented her from charging; nevertheless, they received a free meal.

As they pulled away from the most unprofessional restaurant ever, my mom and uncle couldn’t argue about the homey feeling they experienced.  Once they drove out the parking lot onto the road, they noticed another store next door with the exact same logo as the small billboard displayed prior to turning into the parking lot.  Why would they put two of the exact same stores next to each other?  This was no Starbucks.  Then, it all became clear to my oblivious family.  My mom and uncle barged into some elder ladies home assuming that she was running a coffee/antique store.  The duo was so embarrassed they didn’t make any more stops until they were out of New Mexico.

Was it the quaint coziness of the elder ladies home that gave it a homey feeling?  Or was the lady herself the conductor of the mood?  Either way, the sweetness of that home entranced my mom and uncle to eat that poor lady’s mockingbird pie.  Hopefully, this blog can find that nice elderly clerk because I would like to apologize on my crazy family’s behalf.
